Scottsdale Looks at Infill Downtown Condo

Downtown Scottsdale densities continue to rise with a proposal adjoining Triyar’s Beach Club for an eight story, 112 unit condo at 75th St. and Indian Plaza Rd. Climbing upward on the 1.1 acre site, the proposal is combines 600 to 1,200 square foot condo units into a “luxury” highrise.

The developer, Hewson Investment Group, LLC, is seeking an infill incentive to increase density to more than double a prior site approval. The site was okayed for an office/residential use in 2007. The proposed new development will develop with a floor-area ratio (FAR) of 3.73, compared to the 1.8 FAR approved five years ago. Open space remains changed in the new proposal—27 percent of site area. The new development is expressly residential and does not incorporate retail or restaurant use on the plaza level. If approved, the incentive will nearly triple the unit count from 38 approved in 2007 to 112. The infill incentive district did not exist in 2007.

The developer is requesting an ability to hit the infill district’s maximum 90 foot height with underground parking. The project is contemporary with expansive glass and cantilevered balconies for each unit.
