The Development Review Board will consider a preliminary request, which – if approved – will transform more than 10 acres of office space in the Scottsdale Airpark into a luxury apartment community with a retail or commercial component.
The project, called District at the Quarter, would be located at the NEC of Greenway-Hayden Loop and 73rd Street on the site currently occupied by International Cruise & Excursions, which includes a main building structure and uncovered parking. The streets, sidewalks and utilities are already in place for the redevelopment, which will be built in two phases.
The project will be comprised of two four-story residential buildings of no more than 36’ in height, which will encompass four interior courtyards, one central courtyard, and another that fronts Greenway-Hayden Loop. Building A will have a mix of 335 studio, one- and two-bedroom units comprising 417KSF. Building B will add another 309 units for an additional 370KSF. The total community will have 644 units for 787KSF with 1,121 underground parking spaces at buildout.
The proposal embraces the live/work/play concept, with extensive use of walkways to connect to communal open spaces, public sidewalks and bike paths. Each phase will have an outdoor recreation area with a large pool, as well as indoor recreation areas, including media rooms, conference room, lounge, club room and a gym. Interior courtyards will have communal amenities, such as fountains, spa, fire pit, putting green, TVs, barbecue grills and shaded seating/dining areas.
The owner, Kaplan Management Company, has developed luxury multifamily properties in Florida, Arkansas, Texas, New Mexico and Arizona.
