Phoenix OKs 171-Unit ‘Active Adult’ Mid-Rise

The Phoenix City Council at its July 1 meeting adopted a rezoning application from a developer seeking to redevelop the site of a vacant furniture store to build a five-story mid-rise luxury multifamily for “active adults.”

Developer and builder Greystar will construct Kierland Overture on 2.45 acres at the NEC of 71st Street and Tierra Buena Lane in Phoenix, which will include 171 age-restricted multifamily units to be marketed to residents 55 years of age and older. With a maximum height of 68 feet, the development will feature internalized parking, beautiful streetscapes, extensive amenities and vertical living spaces.

“New development in this part of the broader Kierland area reflects modern design expectations, such as little to no visible surface parking, height beyond one or two stories as well as enhanced pedestrian pathways, while still complimenting its neighbors,” according to the submitted project proposal.

At the ground level will be internalized parking for up to 217 cars in what the developer describes as an, “… under the building podium style,” design. With this concept, the building will cover most of the lot, with open areas at grade level and landscaping along the perimeter. This area may also include a 2KSF dog run for residents. This level will also house the leasing office, main entry lobby, mail center, spa/salon, and the manager’s office.

Level 2 is where the residential units start. This floor will also feature more resident amenities, such as the primary community area, a media room, fitness and yoga space, a great room, lounge and private dining. Outdoor Level 2 features will include a sundeck, outdoor lounge and a central resort-style pool.

The remaining levels will be residences with no common amenities. And there may also be additional parking underground.

No project timeline was identified in the project submittal.
