In conjunction with a ceremonial groundbreaking this week, The Opus Group announced plans for a 148KSF speculative industrial project in the Longbow Business Park and Golf Club in Mesa. Construction for Longbow Gateway One should start this month, with completion expected for the end of January.
Located near the SEC of Higley Road and Longbow Parkway, the site is close to both Boeing’s 2MSF manufacturing facility and Falcon Field Airport.
Officials are excited about the aerospace potential for the facility. Mesa Mayor John Giles was quoted in an azfamily.com story as saying, “Longbow Gateway One will be an excellent addition to Mesa. The decision by Opus Development Company to bring a new industrial facility for aerospace and defense companies to the Falcon Field District is a great endorsement of our business-friendly environment.”
AZfamily notes, in addition to aerospace and defense, Opus is open to a variety of potential uses for the project, including light assembly, distribution and ecommerce, among others.
In a prepared announcement, Sean Cummings, VP, real estate development for Opus Development Company, L.L.C, said. “We are excited to develop this project in the Southeast Valley, as we look to capitalize on the steady demand in the market from a variety of users. We are designing the building with maximum flexibility in mind to meet the needs of users of all sizes.”
The facility will feature 32-foot clear heights, a truck court and 1,200SF of office space, according the both city documents and the announcement. Opus said, “The project is suited for a single user, but flexibly designed to be broken up and accommodate tenants requiring 25KSF or more.”
Two public meetings and a mailing to area residents turned up no opposition, according a City of Mesa Planning and Zoning Board staff report. The report found Opus’ project in compliance with the city’s 2040 General Plan, the Longbow Master Plan and the Falcon Field Sub-Area Plan.
Longbow Gateway One will be Opus’ fourth large undertaking since entering the Arizona market, and its third major industrial effort. The other industrial projects are the 540KSF Goodyear Crossing Industrial Park in Goodyear and the 393KSF Opus Airport Industrial in Phoenix. The company’s nationwide portfolio shows nearly 7MSF of industrial space either under construction or completed in the last two years.
Opus Development Company, L.L.C. is the developer. Opus Design Build, L.L.C. is design-builder/contractor, and Opus AE Group, L.L.C. will serve as architect/structural engineer. CBRE will handle leasing.
