New Senior Living Community Planned for SDLE

Scottsdale could soon see a new 164KSF senior living facility on East Indian Bend Road east of Hayden if developers get their wish.

The Wolff Company submitted a proposal for the project to the city’s Development Review Board late last month. The board plans to hear the matter at its Dec. 21 meeting. The developer is a private equity firm focused on the senior and multifamily sectors.

The infill site is located near the Indian Bend Wash, Silverado Golf Club and several retail and restaurant outlets. The developers plan to make enhanced utilization of the wash a key feature of the facility, according to the proposal. Active and passive recreational amenities include shaded courtyards, walking paths and connections to the established walkways in the wash area.

Plans call for a 17KSF central clubhouse in between a two-story north wing and three-story south wing. Residents will have access to a central pool and outdoor amenity area as well. Primary parking will be in heavily landscaped areas to the east and west of the buildings, with additional spaces in a subsurface structure below the south wing.

To promote a mixed-use environment and offer residents greater opportunities for interaction, the plan also includes an 800SF salon that will be open to the public.

The proposal calls for a total of 159 units, including eight cottages. Support offerings include central dining, transportation services and a wellness center inside the clubhouse. The wellness center will be configured to allow residents to receive private, on-site consultations with their personal medical providers as well as receive basic services such as flu shots, chiropractic and massage therapy.

The general design theme will be Sonoran Desert and is intended to provide a transition between existing developments to the north and east. A landscape buffer will enhance the streetscape along Indian Bend Road, and a dense tree screen on the east side will be supplemented with additional landscaping to enhance the transition from the adjoining neighborhood.
