Seeking to close a perceived gap in luxury accommodations for golf and vacation travelers to North Scottsdale, MBA Development Partners has proposed creating a two-building development of 32 resort villas and 64 total spaces to be known as Troon North Villas.
This is the third time development has been proposed on the parcel at 10200 E. Dynamite Blvd. The last application, for a five-building multifamily project called Monument Club, was approved by the city in 2007.
The 2.55-acre resort property will feature two two-story, 20.5KSF buildings for the villas, with a 1,900SF amenity building for the sales office and fitness facility.
The project narrative says the planned development is largely in keeping with the stylistic and service goals of the 2007 approval and the Troon North master plan. One key difference will be parking and site circulation. The earlier multifamily plan called for underground parking.
In the new request, parking will consist of 44 spaces in a courtyard-style arrangement between the buildings and 21 additional spaces at the golf clubhouse. A cart path will connect the south end of the property to the existing clubhouse path. The onsite parking area will consist of permeable pavers and stamped asphalt for pedestrian friendliness and lower heat retention.
The modern architectural style of the buildings is intended to complement the existing clubhouse without directly copying it. Materials will include cement with plaster and stucco finishes in desert colors fitting with the existing structures and surrounding scenery. Stone, steel and copper accents will provide visual distinction to both the accommodation and amenities buildings.
