The City of Mesa Planning and Zoning Commission at its April 20 public hearing approved a site plan submitted by LGE Design Build for the development of a commercial office/warehouse building for Wiremasters (AZBEX, Feb. 16, 2016).
The proposal indicates LGE will develop Wiremasters at Falcon Commerce Park, a 33KSF light industrial building with a 30KSF ground floor and 3KSF mezzanine for owner Hill Investments, LLC. This includes 27KSF of warehouse with a 6KSF office with a 32’ height. The project will be located at 1747 N. Banning and is bounded by vacant lots, residential and industrial office properties.
The project site will be situated with the office/warehouse building in the center and the main entry in the northeast corner of the lot adjacent to Higley Road and Ingram Street. The west side of the property will have a screened yard enclosing truck bays and additional parking.
The site plan includes a drive aisle, which extends onto the adjacent property to the south; the two lots will function as a group industrial development pursuant a potential cross-access easement and maintenance agreement. The southern property is owned by Jocko Development LLC.
The project features clean lines and articulated geometrical forms and colorful, quality materials. The Design Review Board responded favorably to the design in February.
With P&Z approval, the project is cleared to proceed. LGE plans to break ground before the end of the summer with completion slated for early next year.
