Mesa Advances 352-Unit ‘Aviva’ Apartments

The City of Mesa Planning and Zoning Board approved at its March 23 meeting a site plan, which advances what will become the first development 52.4-acre Baseline Mixed Use PAD. Future development of the PAD will include Single Family Residence and Retail components.

Florida-based developer Housing Trust Group wants to build Aviva, a 325-unit gated apartment community located on 16 vacant, undeveloped acres north of Baseline Road and west of the Loop 202 San Tan Freeway in East Mesa. Having built properties in Florida and Tennessee, this will be the developer’s first foray into Arizona.

“The vision for Aviva is to create a unique living environment that caters to a variety of lifestyles and introduces a more urban development concept into a historically suburban part of the City. Aviva offers multiple types of highly stylized apartment residences within a walkable, inviting residential community that integrates enhanced architectural elements and building design, and a blend of attractive open space areas,” according to the developer’s narrative.

The floor plan mix includes a mix of 131 one-bedroom units, 180 two-bedroom units and 14 three-bedroom units for a total of 307KSF. The luxury, gated community will consist of 12 two- and three-story apartments buildings with an 8,534SF clubhouse facing Baseline Road.

The clubhouse – including a kitchen, media room, business center, conference room, yoga room and fitness center – is one a many resort-style amenities planned for the property. The property will have 165KSF of open space, including two infinity pools, green spaces, a volleyball court and fit stations connected by pedestrian pathways, ramadas with barbecues, a dog park, playground and a plaza.

The main entry to the complex will be flanked on each side by two carriage unit buildings, which have enclosed garages with apartments above. A second entry will be located along Hawes Road, which will be constructed during later phases of the PAD’s development.
