The city Planning and Zoning Board at its March 23 meeting approved a Site Plan Modification and Preliminary Plat, which clears the way for the Phase II & III development of Mesa Center Pointe Plaza at the NEC of Signal Butte and Guadalupe roads in Mesa.
Cooper Architecture & Design submitted the application to City of Mesa on behalf of owner Mesa Centerpointe Plaza, LLC, which appears to be an affiliate of Sunbelt Properties Management LLC. Phase II & III plans will develop additional self-storage and RV storage space, as well as a retail component.
In Phase II, a new two-story self-storage building of 33KSF will lie at the center of five single-story buildings for RV storage for a total of 38KSF. These would accommodate 215 new air-conditioned storage units and 119 RV and boat garages. Storage unit sizes would range from 12’x30’ to 15’x45’ and the storage building will have one elevator and one stairwell.
Phase III will add retail facilities with frontage along the arterial roads and parking behind. This part of the plan is still mostly conceptual and will require additional site plan approval for future development. The retail component is currently envisioned as eight buildings for a total of 78KSF with heights ranging up to 26’.
However, city staff recommend the developer install perimeter landscaping and temporary curbing along the internal drives during Phase II of the development. No timeline has been determined for Phase III.
