The City of Maricopa is ready to review proposals to develop the Estrella Gin Business Park, 45862 W. Garvey Ave., south of Hwy. 238 and west of Hwy. 347. A feasibility study was prepared by Ernest Swiger Consulting, Inc. and the WLB Group setting the groundwork for a mixed use development on the 51.8 acre site in the northwest portion of the city.
Micah Miranda, Maricopa’s Economic Development Director says the city is “experiencing an extreme shortage of available industrial and office space.” With the city reporting industrial vacancy rates at 1.9% and office vacancies at 8.5%, local and interested new businesses are forced to find sites elsewhere. This is the lowest vacancy rate in Arizona.
The polygon-shaped parcel is basically a rectangle with the south boundary angling along Garvey Ave. and the Union Pacific Rail Road tracks. The city acquired the property for a public works yard, but the location is no longer efficient for that purpose. The requests for information have been on the market for a little over a month. The city hopes to find a private sector partner for the project.
“The addition of the Estrella Gin Business Park will help Maricopa meet our existing and future building needs,” explains Miranda. “The City is excited about the public-private partnership and its impact on our business community.”
Developer proposals are due on August 13th.
