68.5KSF of Retail Planned for SanTan Village

Major retail developer Macerich is moving forward with plans to bring 68.5KSF of new retail to Gilbert’s SanTan Village Regional Shopping Center.

The development area will occupy 7.8 acres on the 98-acre site. The building area will consist of 49.5KSF of mini-major tenants, 14.5KSF of shops and a future pad of 4.5KSF. In previous stages of development, the location had been rough graded with utilities stubbed.

Tenants to the north and west in the existing development include Dick’s Sporting Goods, Tropical Smoothie Café and Blue Wasabi.

Materials planned for the expansion include storefront windows, corrugated metal accents and suspended canopies. The east elevation design had not initially incorporated storefront windows. In keeping with design guidelines for the originally approved project, Planning Commission staff requested they be added. They also requested the incorporation of an exterior insulation and finish system and cut or veneer stone wainscot to match the look of prior construction.

Landscaping was already installed in earlier portions of the SanTan Village development. Plantings include cascalote and Mediterranean Fan Palm. Bougainvillea, bottlebrush and other shrubs will be added to complement the landscape plan.

The complex’s color scheme consists mainly of greys and browns, with prominent elements of ivory and forest green.

Macerich intends to start construction this year, hopefully in early Q4, and plans to have the mini-major tenants open by late fall, 2018. Ellermann, Schick & Bruno are the architects. Olsson Associates is the surveyor and civil engineer. Landscape design is by Greey | Pickett.
