Two sets of applications are on the docket and a third is coming down the pike from LGE Design Build. The Phoenix contractor has three projects underway with Cawley Architects Inc. handling design. Two of them: a corporate office and training center for Audigy Group and the Clean Machine carwash, have been submitted to Scottsdale for approval. The third comes from LGE’s recent $3.7M acquisition of a 35K SF office building and undeveloped parcel at 8550 and 8600 E. Anderson Dr. The properties adjoin Loop 101 south of E. Princess Dr.
Seller Silverleaf Perimeter Center, LLC, built the two-story office building as a specialty surgical center for Microspine. The project was approved in 2009, but not occupied by the intended lessee after it was completed in late 2010. In 2011, it was promoted as a general office building, but no tenants ever moved in.
LGE Design Build is not prepared to announce plans for the undeveloped, build-to-suit parcel at 8600 E. Anderson Dr. In 2008, Silverleaf obtained city approval for the undeveloped parcel to build a four-story 72K SF specialty hospital. That approval expired with no development taking place. It was revived by Silverleaf in 2011 and approved again with Moosavi Design Group as the architect.
Cassidy Turley BRE Commercial and CBRE handled the sale of the two Anderson Drive properties. LGE is partnering with MJA Investments, LLC, Lincoln, Neb., on the project.
Audigy Group Corporate Offices and Training Center at DC Ranch
The Audigy Group offices, 1960 E. Verde Grove View are a planned 16K SF office and training facility near DC Ranch’s Market. The two-story building sits on 1.2 acres acre east of 91st St, south of Legacy Blvd. LGE Design Build is the designer-builder for the complex and has partnered with Cawley Architects, Inc., for the design. A 900 SF outdoor balcony is a feature of the second floor.
The combination of offices and training facilities will give Audigy Group a major presence in the Southwest. Audigy is a Vancouver, Wash.-based hearing care management company. It operates the largest group of private audiology practices in the nation. Construction is slated to start shortly following city approval.
Retro Styling Fashions Clean Machine Carwash
Using a retro-60s style, the Clean Machine carwash is set for an undeveloped parcel at 3301 N. Hayden Rd. between Thomas and Osborn roads. The single story block building is trimmed with design features flavoring its architecture with shapes and textures of mid-century car culture.
The carwash sits on a parcel just shy of one acre. With residential development a short distance east of the site, all mechanical, washing and drying equipment is contained within the structure to manage noise. The design features upswept rooflines and large cantilevers. Construction is scheduled to begin in late fourth quarter 2012 or early in 2013. LGE is handling design-build with Cawley Architects as the architect.
Other Major Projects Underway
LGE Design Build is constructing Triyar’s new Scottsdale Entertainment District projects. Its design-build efforts include the TI for Munchbar and Scottsdale Beach Club. They are also completing a TI for Surrano Law Firm for its new office, 7114 E. Stetson Dr., in Old Town.
