When the dust settles next summer, the three Larry Miller car dealerships on Bell Road in Peoria will be 130K SF larger. The $30M investment into the Hyundai, Toyota and Dodge Ram stores results in more than 205K SF in new and remodeled buildings. FFKR Architects designed the renovations and Okland Construction is the GC. Both firms are based in Salt Lake City—as is Miller—with Valley branches.
Construction starts as soon as the temporary buildings are ready for occupancy. The six-month project will break ground within the next week.
The current 48K SF Hyundai dealership will be completely demolished and rebuilt as an 81K SF facility with showroom, offices, repair center and customer lounge. While the Hyundai dealership is being nearly doubled in size, a more compact, efficient Toyota dealership is slated next door.
About a quarter of the 63K SF Toyota dealership will be torn down during the renovation—but only 10.5K SF will be rebuilt, so the remodeled showroom and offices will be 57K SF. An existing47K SF service and parts facility will be remodeled and enhanced. The entire Toyota dealership will top 100K SF.
At the Dodge Ram dealership, almost 30K SF of the 66K SF store will be demolished and replaced with 42K SF in new construction to enlarge the building. An existing 25K SF parts and service building will be renovated, bringing the facility to a total of 110K SF.
The three dealerships share a 25-acre parcel that will see its hardscape completely replaced with new street access points, pavement, lighting, and completely replaced landscaping.
