Ex Dealership to Become Multifamily Project

81-Unit ‘Aire on McDowell’ Townhomes to Replace Long-Vacant Right Toyota Space

The long-vacant Right Toyota site at McDowell and 68th Street could soon be replaced by an 81-unit planned townhome community by K. Hovnanian Homes.

The 6.9 acre Aire on McDowell development adds to the growth of housing options along McDowell Road that includes the Las Aguas (AZBEX, Feb. 7, 2014) and Mark Taylor San Travesia multifamily projects, among others.

The former dealership property and buildings have been vacant for several years and have been the subject of complaints from area businesses and neighborhoods, according to the planning documents.

Given the site’s proximity to a diverse array of land uses, including office, retail and healthcare, planners are hoping to create a development in keeping with the live/work/play trend embraced by area communities in recent years. The location is relatively close to SkySong, General Dynamics, Downtown Scottsdale, Phoenix Zoo, Desert Botanical Garden, Arizona State University and Sky Harbor International Airport.

Its proximity to the canal path system, Indian Bend Wash and Papago Park will be used to encourage walking and cycling as transportation options in the area. The existing McDowell Road sidewalk will be replaced with a detached eight-foot walkway. Landscaping between the sidewalk and curb will enhance the pedestrian experience.

The three-level homes will come with a 2-car garage space on the lower level, ground level garden space and an overhanging balcony. The garden areas are intended to serve as an extension of the homes’ flexible space planning and promote an indoor/outdoor aesthetic.

Color scheme and detailed landscape plans were not part of the submission, but in keeping with Scottsdale’s planning and development guidelines, K. Hovnanian stipulated the design, window placement, materials and landscaping will be desert sensitive and in tune with local character.
