The final city approvals have been stamped on Crossroads at Santan Village by Gilbert’s design review panel on April 11th. LWI Properties submitted the development plans for 366 high-end luxury apartments last summer. The project at that time included a number of live-work units and public urban spaces around the business clusters.
The project is moving forward with LWI, Del Mar, Calif., and new partner, Cisterra Development, San Diego, Calif. Cisterra just opened Redstone at Santan Village, a 382 luxury apartment complex adjoining Crossroads. hardison/downey Construction is building that project. Its first phase just opened to renters in April.
Cisterra paid landowner LeSueur Investments $5.6M ($37K/net acre; $15.4K/entitled unit) for the undeveloped 15.2 net acre Crossroads parcel, Ray Rd. west of Loop 202. Gilbert town records show the property as 17.2 gross acres, but some published reports are showing a 16.2 acre parcel.
Last August (AZBEX, August 7th), the planning commission approved a development agreement for the apartments and 16 live-work units. LWI, Del Mar, Calif., planned to build an apartment community with three urban plazas along a new private road, Columbus Street. The plans put the street-level businesses along this access. The design review board-approved plans have dropped the commercial uses and converted the live-work units into 16 townhomes.
Cisterra says a contractor has not been sought, and they have not scheduled a groundbreaking for the design by Architects Orange, Orange, Calif. Kland Civil Engineers handled the site and E Group was the landscape architect.
