Architectural Design Group is working for Tri-Valley Associates to add 9.1K SF in new buildings on the north side of the Tri-Valley Plaza Shopping Center, 1321 E. Florence Blvd., Casa Grande. The Planning and Zoning Commission recommended approval of the two new structures October 4th. The pad shells will replace a parking area for the center, and will house a 1.5K SF fast food outlet and a 7.6K SF retail shell. No tenants have been announced.
The proposed development will place the pad buildings on the northwest corner of the shopping center adjoining the street. Despite taking an existing parking area, the late-1980s shopping complex will retain adequate parking meeting current city code standards.
Traffic concerns about Level of Service F conditions on Florence Blvd. led the Planning Commission to approve signage directing traffic away from the center driveway for the shopping complex and onto Colorado St. instead. A light at the intersection will improve turning movements. A concerned property owner asked that drainage from the existing Walmart be addressed, and the Commission incorporated this as a requirement with the project conditions.
No contractor has been selected by the Tucson-based land owner.
