The City of Scottsdale Development Review Board on Jan. 21 approved plans submitted by Graythorn Development LLC for a 30-unit condominium development to be constructed at the NEC of 98th Street and McDowell Mountain Ranch Road in North Scottsdale.
Comprising 44KSF of total building area, the project will occupy 4.6 acres of undeveloped land, which had been approved in 2014 for an office project that was never built. The property is separated from an existing single-family subdivision to the north and east by the Verde Canal and berm, which will remain mostly intact and preserved as natural open space, according to city documents.
The community will include two two-unit buildings, six three-unit buildings, and two four-unit buildings. all with two bedrooms and a den with an enclosed two-car garage, private patio and an average size of 1,450SF.
The buildings will conform to the maximum allowed 18-foot height and feature contemporary design with wood-framed stucco exteriors and flat roofs. All units will also have raised ceilings with skylights in the living area.
As stipulated in the approval, the developer will be responsible for a variety of street improvements prior to issuance of building permits. Some of these include construction of two driveways along East McDowell Road, curb improvements, and a new streetlight at the intersection. Access to the property will be gained through an unmanned vehicle and pedestrian gate.
