Merit Partners, Inc. is moving ahead with plans to create a 722KSF build-to-suit industrial project on a 101-acre rail-served site in Buckeye. A second phase, with approximately 800KSF of area in two buildings, is under consideration for future development.
The city’s Planning and Zoning Commission approved the site plan at its meeting earlier this month. Planning staff had recommended approximately 40 stipulations, most of which dealt with landscaping, water use and securing appropriate permissions from other necessary agencies and departments.
The site is currently vacant farmland at the NEC of Turner Road and Nelson Drive. It will be accessed off Turner Road, which connects to Baseline Road to the north and Maricopa County 85 to the south. The Union Pacific rail line marks the site’s northern border.
Construction materials will be tilt-up concrete wall panels with a combination wood and steel roof. Interior clear height will be 36 feet, creating exterior building heights of roughly 50 feet. A parapet wall will screen the rooftop mechanical units from the west side of Turner road.
The development also includes surface parking for 225-230 cars. When operational, the largest of the two anticipated shifts will comprise 150 workers. Interior layout is divided between manufacturing, which will receive product by rail or truck into the north end of the building, and assembly, storage and distribution, which will occupy the south. Truck accommodations have space for 180 trailers, and shipping and receiving will be serviced by four rail doors and 93 dock doors.
The first building and its two access roadways will be built on the property’s eastern side, with future development reserved for the west. Landscaping will primarily focus along Nelson Drive, with additional screening along the east side. The plan also proposes a 10-foot side landscape buffer and an eight-foot steel picket fence along the southern property line to separate the development from residences and an existing dirt road.
