Camelback Partners plans to build a five-building shopping center on 7.5 acres near the SEC of Gilbert and Ocotillo roads in Chandler.
The development will be anchored by a nearly 35KSF EOS Fitness. Two of the remaining buildings are planned for 8,400SF, with the remaining two coming in at 6,300SF and 7KSF.
A right in/right out access point is planned along Gilbert road. Full access will be provided at the northern end of the site and shared with an existing center known as The Plant, which was developed in the area’s first phase. By facing the buildings’ entrances inward toward the site, the plan creates a pedestrian focus within the development, which the city’s planning and zoning staff discussion notes is “atypical.”
In keeping with the requirements of the Southeast Chandler Area Plan, architectural elements include saw tooth pedestrian arcades in pedestrian areas, with walkways at the building fronts and wrapping the corners. Materials will be a combination of brick veneer, masonry, steel columns and wood treatments. The EOS Fitness building will feature an entrance resembling a farmhouse or barn loft.
Planning staff, in their published discussion comments, expressed support for the design, noting it strongly carries through with the themes of the first phase and saying, “The layout provides the benefit of visually hiding the parking while pulling the buildings away from the adjacent neighborhood to the east.” The landscape plan features a double row of trees along the eastern boundary to provide additional screening.
