A local owner/developer will begin making a dent in north Phoenix’s lack of senior assisted-living centers this summer when it starts construction on the 60-unit boutique Emerald Bay Senior Living community on Greenway Road east of 40th Street.
Phoenix City Council approved Emerald Bay Senior Living LLC’s request for a Planned Unit Development last year.
According to the submittal documents, there are more than 30,000 assisted living facilities in the U.S. This particular section of Phoenix, however, is significantly underserved. In its request, the company stated, “It is projected that currently there is an unmet demand of 549 net assisted living beds with a 7.5 mile radius of the PUD.”
The two-story complex will cover 30KSF of the nearly 90KSF lot. The 30-foot tall building features a Southwest design character and includes a fully-enclosed central courtyard to let residents enjoy the outdoors without leaving the building. Other features include covered walkways and a porte-cochére. Green building techniques and features will be incorporated throughout.
The proposal plans for, “A myriad of interior activity/entertainment and usage areas.” Listed potential offerings for residents’ exclusive use include barber/hairdressing services, restaurants and snack bars, gift shops, banking and financial service centers, and business and professional offices.
The facility will be surrounded by a six-foot wrought iron fence for security and to screen it from nearby single family residential units. Drought tolerant desert landscaping will be placed around the perimeter for additional screening, as well as in the courtyard area.
