Whitestone REIT proposes to build out the remaining 4.5 acres of the Scottsdale Pinnacle Center with office and retail in a pair of two-story buildings and four freestanding pad structures. The two new buildings hold nearly 60K SF split between 32K on the first floor and 28K on top. A bridge across the Scottsdale Rd. access will connect the two structures.
The existing complex includes a Safeway-anchored retail complex and the Giant corporate headquarters. The new buildings from Andrews Design Group will complement the existing structures. The new buildings will be accessed from Scottsdale Rd., but the complex on the northeast corner of the intersection has access from both Pinnacle Peak and Scottsdale roads.
The developer sees the tenants mixed with office, retail and food service. The smaller of the two buildings has offices sharing space with a 5K SF restaurant/bar on the second floor. In the larger building, the eatery is situated on the first floor. Almost a fifth of the two buildings will be dedicated to eateries, plus the nearly 2.8K SF bridge is designed to accommodate outdoor dining, taking food service to about a quarter of the project’s gross space.
Land in front of the Safeway is targeted for four pad buildings, ranging in size from 960 to 1,800 square feet of retail. A Starbucks is inked for one of the pad buildings.
