California-based Stockdale Capital Partners has submitted initial plans for an 80KSF mixed use redevelopment project on 44th Street south of Thomas Road.
The Pinnacle Club will feature 164 new residential units, two commercial/office spaces of 1,674 and 1,450SF, and a 5KSF restaurant area. Parking for the commercial users and residents will be provided with a two level garage behind the commercial space, as well as surface parking around the perimeter.
The project area is part of the Falcon Corporate Center. A 56KSF, two-story office building currently occupies the site.
Apartments will be either one or two bedrooms in a range of layouts ranging from 690SF to 1,290SF. On-site amenities include a spa and pool with cabanas and ramadas, workout facilities, a roof deck with outdoor dining and barbeque areas, and a 1,700SF club room/business center.
Pinnacle Club’s design is intended as a modern urban update to accentuate the range of commercial and residential uses already in place in the neighborhood. The design incorporates clay and aqua stucco and metal features with white stucco planes and charcoal-colored plaster boxes. Entrance points and the residential area will be identified with metal and tiled water features.
The landscape plan features olive, Southern live oak and chitalpa trees, with yucca, bird of paradise and agave shrubs.
Sustainability considerations in Stockdale’s proposal include bicycle storage, dedicated parking and charging stations for alternative-fuel vehicles, water-efficient landscaping and irrigation, and covered parking and reflective roofing materials to minimize heat retention.
